Dubai offers a combination of factors that attract international investors: no personal income tax or capital gains tax on property, rental yields that are generally higher than many comparable global cities, a transparent freehold ownership framework regulated by the DLD, and a growing population of expatriate renters. As with any market, performance varies by area, property type, and timing — we provide objective analysis to help you make an informed decision.
Off-plan property refers to units purchased directly from a developer before or during construction. Dubai law requires developers to hold buyer deposits and stage payments in an escrow account managed by a registered escrow agent and overseen by RERA. Funds are released to the developer only as construction milestones are verified. This escrow requirement protects buyers from developer insolvency, though risks inherent in any development project remain.
The UAE has no foreign exchange controls. Once funds are in your UAE bank account, you can transfer them internationally without restriction. There is no withholding tax on rental income earned in the UAE by foreign investors, though you may have tax reporting obligations in your country of tax residency. We recommend taking advice in your home jurisdiction before acquiring a rental property.
Property purchases above certain thresholds can qualify you for a UAE residence visa. A property valued at AED 750,000 or more is the minimum for a property investor visa, while a property of AED 2 million or more (unencumbered) can qualify for the 10-year Golden Visa. The exact requirements, including mortgage treatment and co-ownership rules, are confirmed by the DLD and GDRFA at the time of application.
Key checks include verifying DLD title deed status, confirming there are no outstanding mortgages or service charge arrears on the property, reviewing the developer's track record for off-plan purchases, checking the property's RERA valuation, and confirming the NOC process for resale.
